Country Living

The Neighbourhood

The Winery
The winery is located a short walk from the house and is 350m2. It could be used for both winemaking and wine storage. There is a large barn, used for equipment and tractor storage.
Grape & Wine Production
The 4 hectares of vineyard are planted primarily to Carmenere and Grenache, with smaller plantations of Petit Verdot and Petite Sirah . Grapes are exceedingly high-quality and sell for significantly above market average. The grapes are either sold or are made into super-premium bulk wine, which sells significantly above average bulk wine prices.
There is huge scope for growth in wine sales, both locally and for export markets. The current owners have focused on bulk wine and grape sales, but there is huge potential for bottling and creating a wine brand.
Additional Buildings, Infrastructure & Land
There are two caretakers' cottages on the property of 60m2 each, both with two bedrooms each.
A deep well of 42m provides irrigation water for the vineyard (with subterranean water rights of 1 litre per second included), and also clean, chlorine-free water for the winery and home. The vineyard is irrigated directly from the large lagoon, via driplines.
The property also comes with water rights from the canal system, sufficient for the irrigation of the entire plantation.
